- Select “Contracts“ from the upper navigation menu.
- Click the red universal add + sign.
- Most referrals in this case will not be in your MLS, though it’s worth checking. If they are not in your MLS, select the red “Add a manual listing” link.
- Fill in the information in the red boxes below. Note: for the “Side” pick “List” for now, we will change it in a later step. If you do not have the property address attached to this referral, you can use “Referral” as the address, and then use your office’s city/state/zip. For list price/sale price, you can just use $1.00 and the date you plan on depositing the inbound check into your bank.
- Click the “Save and Create Contract” button.
- Under the “Details” tab, change the “Side:” to “REF Only”. Use “Sale” for the “List Type”, $1.00 for the price, and mark the deal closed. Save and start contract.
- Your agent will appear on “Side: Ref”. You will want to enter the coop’s information under the “List Side”. This is whoever you received the check from. At a minimum we are looking for the name of the brokerage/referral company that gave you the check. Most likely the referral is not in your MLS, so you will be entering a NON-MLS Coop. At a minimum you can enter the check issuer name as pictured below.
From here you can finish the deal as normal, take any deductions from the agents payout you want, and can skip the contacts, deposit, and disburse tabs.
